Technology is so advanced in today’s world there is virtually no home that can’t be located through our sophisticated online  searches…Make a list of features you would want to have if at all possible within the price range. Then make a list of the Non-Negotiable items, (your needs).

Shopping for a home based on price alone can be counter-productive in your search. The right price may not be the right home or even in the right area.  A home priced slightly higher than another may end up in a lower final monthly payment.  Amazing!

Determining the right price for a home is an important part of the process, through a detailed Comparative/Competitive Market Analysis we can establish the right price not only for a seller to see but also for the prudent buyer, giving structure to establish a reasonable price to offer.

Moving Forward with an Offer is the next step and the decision to make an offer is important to both you as the buyer and to the seller.  Giving the seller your best reasonable offer will engage the seller in a negotiation that is more likely to secure a price lower than if you made a “Lowball” offer to start. Opening with a low-ball offer that’s completely outside the range of value for the area puts the seller in a defensive position – they’re less likely to move, or move much from their asking price. Many times we’ll see a full price counter from the seller, if they respond at all. The seller will have a tendency to “dig their heels”  making price negotiation difficult and less likely to produce the results you’re looking for, “the best possible price at the best possible terms”
