THINK ABOUT POSSIBLE OUTCOMES
There are a few critical decisions you’ll want to think through before making your offer.  First would be to decide ahead of time what you’re willing to pay. Based on what you can afford and an in depth analysis of  the market and recent sales in the neighborhood. If you’re in a Buyers’ market with the possibility of multiple offers, you will likely be asked for your “highest and best”.  It’s easy to get caught up in the emotion of the moment so determine ahead of time how high you’re willing to go.

Know ahead of time what your non-negotiables are; purchase price and allocation of costs might be your non-negotiables, but maybe you are willing to move on closing date and terms.  Have at least a rough idea before you begin the process.

THE CLOSING DATE
Contrary to what you may think, the closing date is important with potential consequences. You’re excited and may want to move in tomorrow, but you’re likely better served going with the standard 30 days.  Never consider waiving your right to a home inspection or your due diligence period.  Consider a closing date closer to the end of the month—because of prepaid interest, you’ll conserve some cash in the short run, cash you can always use after closing.

KNOW THE MICRO- MARKET
Basing the amount of your offer on general market conditions—such as national, state or even the city level—is not in your best interest. To make a great offer, you need to have a clear understanding not only of market conditions in the neighborhood, but also on recent comparable sales in your price range.
