Many Vacation Home Rental Laws Change

Thinking about renting your home for vacation rental?  Consider recent changes in some of the city’s policies

Palm Springs, Rancho MIrage & Indian Wells

all have made changes to their policies & guidelines for vacation home rentals.

After resident complaints about loud parties and unruly behavior in rental homes, the Palm Springs City Council approved changes to their Vacation Rental policy including increasing the allowed minimum age to 18-25 and changed the minimum time from 3 to 7 days.

Rancho Mirage also mde some changes, they require at least one occupant to be at least 30 years old & “legally responsible” opening that party up to fines if any laws are broken during their stay.  A recent lawsuit filed by an angry homeowner claiming financial loss, was dismissed.

Indian Wells current minimum stay is 7 days, some residents have threatened to file a lawsuit against the city for any term less than 30 days claiming a short term rental in a neighborhood devalues  properties. Indian Wells City Council has worked to alter its ordinance to appease homeowners.

Some say change is good, other’s say it’s relative. How long the changes will remain in effect remains to be seen. There are two sides to every coin and this debate is a toss up.
